Renting a house for a month is profitable!

The popularity of Phuket gave a powerful impetus to the development of the island's infrastructure. Today, hundreds of stylish apartments, comfortable townhouses and luxury villas are rented here. But those who have made a fair choice in favor of rented housing, and not a hotel room, a natural question arises - for how long is it best to rent an apartment or house?

In fact, the answer is obvious: the most profitable option is to rent a home for a month or more. In Phuket, almost every house that is rented by the day can be rented for a longer period. It will be more convenient and economical, and here's why:

  • Renting an apartment for a month in Phuket is much cheaper than any other rental option. For example, renting a spectacular apartment in a modern condominium at knocks will cost you around 1,000 - 2,000 baht. And for a month - already from 25,000 thousand baht (savings - from 5 to 15 thousand baht). You can find better deals, everything, as usual, depends on the location and service.
  • Phuket is small, but there are many interesting placesthat you should definitely visit. Strictly speaking, a week or even two may not be enough to fully appreciate the magnificence of this island. That is why the most practical option is to rent a house for a month. Phuket has many beaches as well as other exciting leisure options such as first-class spas, shopping malls, nightlife and much more.
  • Phuket requires a measured holiday. Believe me, on endless beaches with pristine white sand and long shadows from spreading palm trees, you can wander for a very, very long time. Many tourists really regret that they did not spend more time to relax in advance. And those who succeed get full relaxation and a boost of energy for many years to come!

For a quick and easy search for rental housing in Phuket, Tropicsales offers a practical and functional directory where you can filter houses and apartments marked "for a month".

Rent a villa for a month in Phuket

Renting houses and villas is much cheaper if you book for a period of a month or more. On average, the benefit can be 30-50% when it comes to renting from 6 months. But you need to understand that most villas will require a deposit from you 1-2 months in advance.

It is also worth considering that in areas such as Phuket Town, Chalong and Kathu, housing prices do not change throughout the year. That is, even in December (the height of the high season) the rent here is very reasonable. The rest - it all depends on you and your wishes!

I am not asked how to rent a house in Phuket, but I will still answer.

How to rent a house in Phuket

If you are going to spend part of your legal vacation or New Year's holidays in Thailand, then the easiest way is for you to use proven and transparent services for finding and booking accommodation.

These are the booking systems of hotels / apartments Bucking.com, Agoda or the aggregator of price comparison RumGuru.
These sites allow you to find and book various accommodation (hotel room, apartment, villa, house) for up to 30 days.

If you are going to have a rest working in Thailand for more than 30 days, then you can break the planned period of rest into parts and also use these sites.
As for the whole period - use the AirBianBi accommodation search and booking system, which allows you to book accommodation for a longer period.

How to properly rent a house in Phuket

Photos and descriptions of housing, even if there are reviews about it, give superficial and subjective information about it:

  • Photos can be made so that even without resorting to Photoshop, you can make candy out of shit.
  • In the description, you can highlight the positive and modestly keep silent about the negative.
  • a housewife's review can be useful for a housewife, but for a businessman it will not work: he is interested in specifics, and not in shusi-pusi or a cockroach seen

Therefore, the most correct method to rent a house for a long time is to look for yourself, touch, go around the area and understand whether it is suitable or not.
In addition, the landlord is important.
Maybe he is a vile maniac, or vice versa - good-natured and intelligent.

1) Choose a few places in Phuket where you would like to stay.

2) Book a hotel or apartment in a place you like for a couple of days

Useful links:
Booking.com - search and booking of hotels and apartments

3) After arriving at the place, take a look at the blanks - what you found via the Internet (for example, on Airbnb), what was advised to you.
If there are no blanks - and travel around the area within a radius of several kilometers from the place where you stopped:

  • you will understand if you like this place
  • understand its infrastructure (where is the beach, and where are the shops)

4) There are many offices in Phuket that offer houses, villas, apartments for rent - talk and find out what they offer.
Look at the proposed options and if you like it - only then agree to a deposit.

Basic safety rules when renting a house

1) Never pay realtors money in advance.
2) Never transfer money in advance to Russian realtors.
3) And certainly never have financial relations with agents living in Thailand who ask to transfer money to their card in Sberbank.

These three simple rules will allow you to avoid financial losses and avoid spoiled holidays.
It is possible that this will be a discovery for you, but in Thailand there are a lot of scammers and crooks who are not able to honestly earn money (with their brains / hands), picked up some information, learned 3 words in English / Thai and, having made their portfolio with photos from the Internet, skillfully bred tourists for money.
Or on a hairdryer, understandable to most Russians: they push bullshit.

Phuket is one of the most popular resorts in Thailand, thousands of tourists fly there to enjoy the beauty of the paradise island. Here you will find a wide selection of hotels, condos and homes to suit every taste and budget.

If you are going to Phuket for only two weeks, it is better to take care of accommodation in advance. To do this, I recommend using the Hotelluk booking system, in which you can compare prices on all booking sites in the world, such as booking.com, agoda, hotels.com, and others, which will significantly save you money.

In the case of a trip to Phuket for a long time (a month or more), it is better to book a hotel for a couple of days, and then look for accommodation on the spot. It will be much cheaper this way.

The most touristy areas of Phuket are Patong, Karon and Kata, where prices are always higher for housing, food and tourist services... Therefore, if you want to save money, then choose other areas.

I really liked the Kathu area, which is located in the center of the island. This is a non-touristy quiet place, prices are lower, close to large shops Tesco Lotus, Big C, Center Festival, mini-markets, to the nearest beach 20 minutes by bike. No wonder I stayed there for 2 months.

How to find accommodation locally?

If you decide to look for housing on the spot, then you definitely need to somehow move around the island. Of course, as an option, you can use public transport (there is enough of it in Phuket), but this is not entirely convenient. It is better to rent a motorbike or car for such purposes.

Phuket has a large number of condominiums with prices ranging from 10,000 baht and more. Usually there is a swimming pool, security, gym, parking, mini market. Before visiting Phuket, I always rented separate houses in Thailand, but here I decided to live in a condominium.

My accommodation in Phuket

I rented a condominium in the Kathu area called Plus Condominimum 2. It has a swimming pool, gym, parking, mini-market and security.

The condominium is an 8-storey building with one-room and two-room apartments, which have everything you need: stove, microwave oven, washing machine, air conditioner, dishes. The cost of renting a one-room apartment is 14,000 baht ($ 435) per month. Water, internet, electricity and cable TV are charged separately. In total, 1000 baht (32 $) can be added to the rental price. Upon entering the condominium, you must also leave a deposit equal to the monthly rental cost, upon departure it is returned.

On the territory of the condominium there was a swimming pool and a gym, which could be visited at any time and completely free.

Gym

You can enter the condominium only if you have a card, which you attach to a special device and the door opens.

My apartment was on the third floor. There was a desktop and this one is very convenient for those who work on the Internet. The apartment had an excellent layout and each room was separate from the rest. There was an air conditioner in the bedroom and hallway.

Important points about rental housing

  • Be sure to check if there is an Internet connection, what speed it has, the availability of hot water, a kitchen, a refrigerator, an air conditioner.
  • Find out what is included and what is paid separately, what are the tariffs.
  • Ask about the deposit you need to pay upon arrival. Usually its value is equal to 0.5 - 2 monthly cost.
  • Haggle. If you rent a house for more than a month, then you can safely ask for a discount, usually Thais in such cases reduce the rental price.

Only after you have carefully considered everything, compare several options and weigh the pros and cons is it worth signing a lease.

There is such a category of tourists who have already outgrown the need to purchase a ticket to travel company and are already ready to independently plan and spend their vacation. And therefore, this article will be especially interesting to them, since it touches on such a topic as renting a house in Phuket, subtleties and some tips.

Independent rest is not only complete freedom and independence, but also a huge responsibility, because you will have to do absolutely everything yourself (booking and renting accommodation, buying air tickets, purchasing insurance, transfers, etc.). Many people believe that if you book an apartment in a condo or a separate house, it will immediately save 15-20%. However, if you approach the issue carelessly, you can, on the contrary, increase the cost of your vacation, since not all offers on the market are economical.

The peculiarities of renting housing in Phuket are pricing, which, most likely, will not surprise anyone, since everything is natural.

In the high season (November - April), prices skyrocket and are unlikely to be given a discount, in the low season (May - October), they fall by 25-30%, and even more so during the New Year holidays, you can rent a house at a price twice as high the cost of a hotel room.

However, there are areas in Phuket where the price does not change, regardless of the time of year, since there is either no sea, or it is in such a state that God forgive me ... But you need to immediately soberly assess your strength, you are ready to spend at least 40 –50 minutes for public transportto get to the sea or is it better to overpay for proximity?

An excellent way out of the situation would be to rent a bike, which will remove all questions on the road and open before you the wonderful world of distant Phuket, which cannot be reached by bus or songteo.

What you need to clarify when renting a home

Naturally, there is a certain short list of questions that simply must be asked to the owner of the property (if the rent goes through it) or to the intermediary (realtor). Be sure to ask:

  • what is the price per month (two, three), are there any discounts for long-term rent and its size, as well as what about discounts for regular customers (who knows, maybe wintering in a warm country will become a tradition);
  • is there a deposit, its size and the procedure for return;
  • how much the utilities cost (for reference, in Thailand, electricity comes at a rate of 4 baht per unit, and many enterprising condominium owners double their fees);
  • about the presence of additional options that need to be paid in addition to the rent;
  • is there hot water in the apartment;
  • is the Internet connected to the apartment (house, apartment) and if not, how can you start it yourself (this is a completely normal situation for Thailand, when tourists conduct the Internet themselves).

Is there an agreement or a lease agreement (it is desirable that there is one, otherwise try to prove later that you are not a camel).

By the way, if the homeowner overstates the price of paying for communal services, do not be afraid to bargain, you can drop either the rental price or utility bills.

On which sites to look for an apartment

Such a concept as a rental agency in Thailand to Phuket is not entirely correct, since those who come for several months do not need their services (it is cheaper to walk around the condominiums and talk on the spot than to contact the agency).

If you plan to rent real estate in Phuket in advance, it is better to do it through Internet sites, since there are now a huge number of them and each is fighting for his client in various ways.

By the way, with regard to the latter option, we have reached an agreement with this company, about a discount - in more detail at the end of the article.

What can be rented in Phuket

The island's housing market is saturated and here everyone will find something that is right for him.

  1. The most economical option is condominiums, this is a kind of closed area where apartments or apartments are rented (cooperative, in our opinion). You can enter the territory of the condo only if you have a guest card, so you don't have to worry about outsiders entering here.
  2. A more expensive option is a house. Houses in Phuket are very different, from one-story one-room houses, to two or even three-story houses.
  3. The most expensive option is a villa. It differs from the house in the presence of a larger number of rooms and is suitable for joint rent by several families or people.

By the way, many condominiums do not allow pets, so if you want to travel with a pet, please check before booking.

Search for housing by area

In this section, we invite you to independently compare the offers available to date (prices are in rubles).

Condominiums in Kathu

Let's start with a small selection of condominiums scattered across the neighborhoods.

So, the Kathu area. Not to be confused with Kata, as these are two different areas. Kata is located east of Patong, in the very center of the island and it is a standard Thai town, without access to the sea. That is why it is relatively low prices both in season and out of season.

There are several relatively large supermarkets on Kathu, several Seven Elevons, markets, the prices of which compare favorably with the coastal tourist markets. Night life is absent here, from the word at all, and to the sea about 25 minutes by bus. The bike decides everything.

  1. Dcondo is a pretty good condominium, or as they call themselves an aparthotel. There is a swimming pool and gym on site. No Internet. Offer one and two bedroom apartments? which have all the amenities. This is a kind of economy option. Prices here start at 10 thousand baht per month.
  2. Plus Condominium is not one condo, but a grid of two. Number one does not have a pool, but prices are lower here. The second has a separate small pool, due to which the cost is almost doubled. Plus Condominium 2.
    The location is favorable in terms of the view of the mountains from the window. The set of apartments and apartments is standard. Prices: in the first from 8 thousand baht per month, in the second from 14 thousand baht.
  3. Istay Phuket The Scene is the most convenient location for this condo, due to the fact that it is located on the road leading to Phuket town. The territory has a swimming pool and internet. They offer a choice of apartments or apartments. Prices here start at 13,000 baht per month.
  4. Royal Place Condominium - Not quite a new condominium, with acceptable infrastructure and prices (12-14 thousand baht per month). There is a swimming pool on the territory. Paid internet (100 baht per day).

Condo in Phuket town

The most successful option of a non-tourist city of all is Phuket town. In a straight line from here best beach, according to vacationers (if all the reviews that are written on the Internet are true, then you cannot doubt this statement) - Nai Harn.

The Phuket town area is inexpensive, but there are a huge number of places that you can and should visit. On average, the cost of a month of living in Phuket Town is from 12-15 thousand per month, provided that the condominium will have a swimming pool and a gym.

Below we offer the most interesting, in our opinion, proposals for a condo here:

  1. Sugar Palm Residence (there is a park next to the condo).

Apartments in Patong

It is not difficult to rent an apartment in Phuket, for a month in the most popular area, the main thing is to understand that the price tag here may not be entirely adequate, especially when it comes to the highest season.

For comparison, in June the price for a month in a one-room apartment is 12 thousand baht, and in February - 36 thousand baht.

If you are not planning a long-term lease, but a day or two, three days, then the price rises. On average, 1.5 times. That is, if at this price you rented an apartment for a month during the high season, you would have had not 36 thousand, but all 45 thousand.

The main thing is to carefully study the real estate market, and we will help you with this. Below is a list of the most interesting, in our opinion, condominiums (following the links you can also see the photos of these proposals):

Budget options in Patong

Prices change from year to year and what used to cost 5 thousand is already offered for 10. But despite this, we have selected the most budget options for you, where you can rent a house at a low cost, even in Patong.

Apartments on Karon

Renting an apartment in Phuket, for a long time in the area, is not an easy task, since the place is a tourist and large hotel chains are densely settled here. However, if you search, you can get a good job here too. Most of the condominiums are concentrated on the sides of the area and closer to the hill, the most interesting options are:

Accommodation in Kata Beach

If you are determined to keep your budget close, then Kata Beach is not your option. The entire coast of Kata is dotted with high-class hotels, where if you rent rooms every month, you can just go broke. There are several condos in the hinterland, including:

Accommodation in Naiharn and Rawai

Two beaches that are located close to each other, but one is considered one of the best in Phuket, and the second is the worst. So, if your budget doesn't allow you to rent a house near the sea, choose Rawai. It doesn't matter if it's long or not too long, the cost of housing, the cost of housing will be about the same, given that there is a great beach just a short drive from you.

Nai Harn

Renting apartments in Phuket in the Nai Harn area, and even on the first line, will not cost you less than 30 thousand per month (this is, if we talk about winter), cheaper in summer.

Rawai

How much will it cost to rent it in Rawai Fishing Lagoon? From 2.5 thousand baht per day. Well, in a month it will be much cheaper.

Condominiums in Kamala

If all that suits you is renting a house in Phuket, then you are in Kamala. You can find here great options accommodation on the ground, as the area is not particularly popular with the hotel business. In addition to houses, there are also condominiums, as well as ordinary apartments.

Apartments in Bangtao

The second option is on-site search. If you prepare well and arrive a week earlier, you can monitor the real estate market yourself. The algorithm is simple:

  • renting an inexpensive hotel for 2-3 days;
  • rent a bike (or just walk);
  • start walking around the city and pay attention to the House for Rent signs;
  • do not forget the private sectors, because there are not always signs, it may turn out that the owner does not put it (by the way, this option will be much cheaper);
  • ask in souvenir shops, shops about rent, they will certainly prompt you;
  • a good option is to go to the suburbs, since the farther from the sea, the cheaper (does not work in Patong).

And remember, rent for a year is 2 times cheaper than a monthly one.

Villas

Renting a villa in Phuket is, in general, a separate conversation, although it differs little from renting a house.

Yes, the class of the villa is much higher, and therefore the price, but the villa is usually rented by a large company, and it even comes out cheaper.

You can rent villas by the sea or inland. Typically, villas are built on open hills, offering breathtaking views of the bay. This option will be cheaper due to the remoteness and if you have enough pool on the territory of the cottage, you can choose this option, otherwise choose a villa by the sea.

Thailand is a land of eternal summer, smiles, stunning beaches and cultural attractions. Millions of tourists come here to relax. However, the prices for small rooms in hotels and inns can scare even a wealthy person and prevent private recreation with their family or a group of friends. for a month, a year or more. Purchase and sale of real estate is possible.

In addition to leisure, Thailand offers many opportunities for business and its prosperity. Therefore, we also offer commercial property rentals.

Accommodation in Thailand

The cost

In Thailand, as in any resort, 2 types of accommodation are offered:

  • Expensive - from $ 7,000 to $ 30,000 / month Basically, these are villas with a private pool, apartments with sea views, a spacious terrace and a private pool, townhouses, villas. They are located close to the sea and beaches. There are shops, restaurants, cafes, pharmacies, clubs nearby.
  • Cheap - on average, $ 1000-2500 / month. This category includes townhouses in secured complexes with a common infrastructure, apartments in a condo. They are usually located 500 m-1.5 km from the sea.

Due to the development of the market in Phuket, property owners are increasingly choosing reliable property management companies for their properties. And less and less often they rent houses directly, since it is almost impossible to control everything remotely, without the help of a company that is always on the island. Intermediaries take 20-30% from the top for their services, and also do not provide an official contract. We offer to rent a house in Thailand without overpayments.

Seasonality

Real estate rental prices also depend on the season. In low season, from May to mid-October, the cost is reduced by 2-3 times. During the high and peak season, with an influx of tourists, you cannot count on discounts. By this time, only modest options and overwhelming luxury remain on the market. On the site site in any season you will find housing that suits your needs and income. And the company's specialists will make your holiday carefree, as our company offers a free concierge service 24/7.

Important points

Many tourists have no idea how much they will eventually have to pay for accommodation in Thailand. The calculation is made according to the following scheme:

  • For the first month - rent: 50% within 3 banking days after booking, 50% upon check-in. A deposit of 30-100% of the total amount is required.
  • For the following months, only rent is paid. When renting budget housing, you additionally need to pay for water, gas, electricity and the Internet. For a family of 2-3 people, about $ 30-45 per month comes out.

How to save money?

A number of simple tips will help you save on rent:

  1. come to rest in low season. This is from May to mid-October. In this case, apartments and villas will cost 2-3 times cheaper.
  2. Choose the area that suits you. Phuket Island offers a medium, expensive and very expensive segment. Depending on the area, class of the complex, you can choose a suitable option for yourself. No wonder they say that Phuket is open to tourists with any wallet.
  3. Rent a house for a long time. The longer the rental period, the more favorable the monthly rate.
  4. Don't use dishonest intermediaries. Cheating of small agencies and illegal agents is 20-30% of the real rent. But with the site you will pick up a dozen inexpensive options in Phuket, even at peak tourist season without overpayments and commissions.

How to rent a property in Thailand in Phuket?

There are two ways to rent a house:

  • Remotely, with the help of our professional agents, who will select the most suitable options for you to choose from. You just have to make a decision and choose from several proposed options. You can familiarize yourself with the apartments and villas not only by photos and descriptions, we also provide video of objects.
  • Directly upon arrival in the country. Before making a payment, you will be able to assess the conditions and condition of the villa, the distance to the sea and shops. But you run the risk of choosing from what is left. During high and peak seasons, almost all properties are booked in advance (most often 6-8 months before arrival).

When viewing real estate in Thailand in Phuket, pay attention to:

  • living conditions: cleanliness, a fully equipped kitchen, water heater, shower or bath, air conditioning in every room;
  • insect protection: check if mosquito nets are installed and if there is monthly insect treatment;
  • odors: in cabinets and from air conditioners, they should not smell of mold and dampness typical for wet regions;
  • comfort: check if the Internet and wi-fi are configured, whether there is a parking space, whether there are noisy buildings nearby, whether the complex is guarded.

Expensive and uncomfortable accommodation can ruin your vacation even on our hospitable island of Phuket .. We will help you quickly and inexpensively rent comfortable accommodation near the sea and will accompany your vacation with a 5 * concierge service. We will always answer all your questions regarding your holiday. Relax wisely! Live luxuriously and at the right price at the same time!
